O verde, o rio e a valorização imobiliária no Braço de Prata/Matinha, Lisboa (Portugal): um exemplo de gentrificação verde

As relações entre a cidade e a natureza no espaço socialmente produzido estão carregadas de contradições e conflitos intrínsecos ao modo de produção capitalista. A distribuição, o consumo, a valorização, bem como os usos e apropriações dos elementos associados à natureza, são diferentes e desiguais entre os diversos habitantes das cidades em função da renda, idade, raça, etnia, classe e local de moradia. Em Lisboa, a natureza material (espaços verdes e o rio Tejo); a apresentação e preparação da cidade como uma cidade-verde; o discurso e as inúmeras ações da sustentabilidade; os planos municipais e metropolitanos de esverdeamento (tanto do poder público municipal quanto dos agentes imobiliários) criam um ambiente propício para a incorporação desses elementos nos produtos imobiliários, que se valorizam muito. Através de um estudo qualitativo, envolvendo pesquisa bibliográfica, análise de dados sobre dinâmicas imobiliárias e trabalhos de campo em uma área de estudo localizada no Braço de Prata/Matinha, na frente ribeirinha da freguesia de Marvila, foi possível identificar um processo de gentrificação verde. A gentrificação verde exclui os moradores atuais da localidade das possibilidades de uma vida próxima ao verde (Parque Ribeirinho do Oriente) e do rio Tejo após os valores da moradia terem sido valorizados pelas amenidades ambientais.
